How the visit actually goes
We ask what failed, because it changes the answer
A leak at the tank seam is a replacement. A leak at a fitting, a failed element, or a bad thermocouple is not. If you call us at eight in the morning with water on the floor we will ask you three questions that decide which conversation we are about to have.
We size it to the household, not to the old sticker
The tank that was right for the family who built the house may not be right for yours, in either direction. First-hour rating and recovery matter more than nominal gallons, and an oversized gas tank in a small utility closet brings its own venting problems.
Replacement, usually the same day
Standard sizes are on the truck. Out with the old, in with the new, and the code items that were missing on the old install go in as part of the job rather than as an upsell at the end.
Fill, purge, test and check the combustion
Purge the air, check for leaks under pressure, verify the relief discharge, confirm draft on a gas unit, and take a carbon monoxide reading before we leave. The permit inspection follows.

Questions people ask before booking
Can you do it today?
Often, yes — standard tank sizes are on the truck and a straight replacement is a few hours. A tankless conversion, an attic install, or a unit that needs the venting rebuilt is scheduled rather than same-visit.
What changes the price?
Tank size and fuel, whether the code items are already there or have to be added, venting condition, access, and whether the shutoff and gas line are usable. We give you the number before we start rather than after we have your old tank on the truck.
Do I really need the expansion tank?
If your house has a backflow preventer or a pressure-reducing valve — most in this area do — then yes. The plumbing becomes a closed system, and heated water that has nowhere to expand pushes on the relief valve until it starts weeping. That is the leak people mistake for a failing tank.
Do I need a permit?
Yes, and it is included. Water heater replacement is permitted work in every jurisdiction we cover.
